Too many new investors blindly copy due diligence checklists from the internet, assign equal importance to each item and blow up deals over nothing.

Same as @John Underwood @Madheshwaran R..Usually it is to check if they are interested in bookings that I couldn't meet due to either no availability or the rare occasion when and AirBNB and VRBO booking for the same dates at the same time.

I have a website built already and it's been up just floating about in the space of the internet with no organic searches.

Include the date, duration, and a brief summary of what was discussed (e.g., "Discussed renovation plans with GC for STR property").

Just take what they have taught you to date and put your own team together dont rely on these companies that say they will plug you into their network.. it does not work that way. there is only so many contractors and so many props and jobs to get done. you need full control of your OWN team. 

If you rush to get more properties and more cash flow, you generally acquire more headaches so you want to make sure all three of those assets are up-to-date and will appreciate more.

I don't mean anything against the sterling members of this site, but I absolutely wouldn't build my business around any "loopholes" in the law offered by someone on the internet whose credentials I don't know and who risks nothing by saying whatever they want about legal issues.

The windows, roof, electricals, plumbing systems, and gas lines all need major upgrade to bring the property up to date. 

During the warmer months of the year I typically pay the electric bill and for my internet/tv services.
