If the inspection reveals no other problems due to that crack, you'll want, at the very least, to fill it in by injecting with epoxy or grout to keep water out.

As for now, we have our hands full putting some sweat equity into the duplex and continue to look for additional properties to buy, whether it's a buy and hold in Norfolk or a flip in Virginia Beach for a cash injection.

@Steve SaylerIt seems like a bad idea to inject the uncertainty that the government might retroactively change the tax status of any investment at anytime.Seems like a great way to get people hoarding cash or investing in other countries.As for only listed investments in an SDIRA that can make sense but not sure how to make it work for real estate.

Mainly due to the fact of the new mortgage you put on it.William - this may not be the most popular post in the thread, but injection of a bit of intellectual honesty into your thinking should illuminate the fact that there are cycles in the marketplace, and what worked 3 years ago does not necessarily work today.There are one ofs, of course, but this may be an obsolete strategy in your marketplace in 2017.

Well done for asking.To start, your portfolio may already have a nice IRR to date (depending on how much capital you had to inject to achieve the forced appreciation); so, don't loose hope if that is the case...you may have just reduced the IRR a little because you held on longer.
