Do they hire an inspector/contractor to do the walk through and make the deal contingent on a walk through of the property during the due diligence phase?

We are currently in the knowledge seeking and capital building phase with the goal of acquiring our next rental property in late 2019 or 2020.

I will say I am definitely in the gathering information phase here.

The month to month lease could be a "trial" phase to see if you want to lock those tenants in with a longer lease.Your friend,Nick

All of the people I am meeting are great people, it seems like they are mostly all starting out and in the research phase.  

I'll say don't use Phases accounting they have upped their prices and they charge per form now which is terrible if you own properties.

I'm in the learning phase as well.

Though my gut tells me that we are approaching phase 3 / 4 of the market cycle, there is no glass ball. 

Your client will have to go through the probate process @Kelsey Schiefelbein.When your client is ready they'll have to file paper work and the court will appoint an administrator since there is no will.This is called the appointment phase and the next schedule court date will usually happen within the next 30 days..
