It’s now estimated that Texas has 31.29 million residents, up from the 2020 count of 29.15 million.But Texas also ranked as the top state in the nation for domestic migration and natural increases over the past year.

If private companies continue to provide the insurance, I suspect we will see further increased premium costs which will need to be reflected in the rents tenants pay (all tenants: LTR, MTR, STR).

While the vetting of residents is greater with FF over an Airbnb or similar platform, I think Airbnb overcharges for the increased convenience.

@Placeholder PlaceholderOne word of caution I would advise: If a community or local government is enacting restrictions and also regularly enforcing them, then its often a reflection of the local community sentiment which increases the chance of a neighborhood or nearby resident calling you in if they think you may be running an STR.

It has gotten increasingly frustrating to deal with inadequacies and complaints from my tenants as far as payment processing.

After closing, work on increasing your income, reducing debt, and preparing for a second mortgage.
