I’d still want a PM shop with a management staff and systems and processes in place, so if someone leaves, another can be trained to replace them.

I think, if a property manager knows they will have to produce results...ie. obtain the rent the acquisition staff suggested was attainable...get the home rent-ready...for the same general estimated cost the acquisition staff determined...then there is built in accountability.

I plan on living here in Michigan long term if i turn permanent staff at the hospital I'm currently traveling at.

and there are those that have big operations that do a lot of volume but those are guys that would succeed at any business and they have for real business ALBEIT they violate real estate licensing laws doing it.. but they will spend 30 to 50k a month in marketing.. have robo callers closers that are on staff transaction coordinators.. a for real company. the lone wolf wholesaler while some carve a niche and do OK or better than OK that's not the norm by any means.. and its those guys gals that post that give others hope they can do it..    

I have my staff proof my stuff before it goes out..
