$2k/month seems skinny to me for slaughter a lofty goal.

I want to start with a 4 unit, similar to a skinny lot 4 unit building that I already have.  

You didn't go into a skinny deal hoping things would magicaly work out somehow.

Here's the skinny.

I see 3 levels of freedom or FI: Skinny, medium and 'phat'. 

Oh, and I like to apply conditional formatting that turns red at or below zero profit to really give myself a scare if I'm trying to push a skinny deal :)As for exterior/landscape, yeah just look to your right and left on that one.

Even then margins skinny on most deals, a lot of flippers have their own crew.

not to rain on your parade, but $3k gross on $370k purchase with 20% down is skinny (are you managing this yourself?).

None of those numbers sound bad, the flip profit seems skinny on the low end, but that's the bottom of your range.
