@Brian Gibbons has done a ton of SLO's, whereas I am mostly the LO Assignment guy, but Brian and I both agree that you need to have reserves in place if you are going to be doing a sub-2 and/or SLO.Also, don't forget closing costs, and the contract has to state who's paying for what.You also want to do a title search on the house before you take it sub-2, as it screws the buyer if it has other liens on it.Also...to be honest..I wouldn't count the option fee in the "equity" category.If he doesn't purchase you haven't just added equity..you spent the $5k going on vacation as soon as you got it!

in all honesty I am not a hard wood expert.. so you would need to consult someone there.I would not do anything unless you consult with a licensed forester in the state your considering buying in.. that is who you need to be talking to.they will know speices values they will know MBF yields per acre etc etc.. well worth.another yarn if I may.I was brought a deal In Mexico south of LA a few hundred miles.. even though that is desert there is a mountain range that reaches almost 9k MSL.. and up at 7500 to 9000 feet grows pumpkin Old growth PINE>. very valuable. this deal said there was 50k acres to be bought and hundred million to be made on the timber play.. but would need to build a mill and roads etc.. sounded like a job for Becthel to me.. but I was thinking I could wedge myself in ..
