These BS disclosures dreamed up by our whizbang investors (or worse, gurus as part of their assurance as how to do something) can be much more harmful in a defense than help.My advice is to use only those disclosures required by law and local custom in an ordinary sale or for that type of transaction that your attorney has made and/or required to be made by the Realtor.

If you do not like someone being negative, rude or rejecting you, then you are in the wrong business. 99% of your investment leads are going to laugh at you, cuss you out, reject your offer, threaten you with bodily harm, etc etc etc.
