Just as an aside I built over 30 infill houses in downtown area of Charleston Sc starting about 8 years ago I was buying lots off of America street for 40k my first spec i did there sold for 350k to Shep of Southern Charm fame.. now lots are 250k to 350k and homes are 800k and well north of that I cant make my numbers work there so we have not done anything in almost 2 years even though I still have my team and I follow the market daily.

I would say that the pros are that you are going to get/find more opportunities that come with your daily lead generation and in turn be able to help everyone - even if you cant make a deal as an investor.

Maybe do a tandem approach and depending on your location and price points etc.Nurses mostly get a daily stipend to spend on housing [some have the employing agency pay for the housing] what I found is that even though on average nurses get up to about $180 per day in daily rental stipend - they do not seek out to spend that much and look for cheaper housing - the kicker is it seems that they get to keep the difference of what they do not spend on rent and pocket the difference.So I put my lisitings on Airbnb sometimes as weekly, mostly on as 30 day rental [to keep in compliance with various city, HOA and local laws.So lots of different strategies to go and to keep your options open for all sorts of travelers  that we can not even think of, so expand your criteria.

Knowledge is key and I'm sure there are some decent opportunities in your local areas -- check Craigslist daily, speak with real agent agents about investment properties, go to meet ups, etc.

There is age of building, design of building, parcel size, usable land, shape of the parcel, sightlines from the road, access from the road, any junior anchors beside it and large anchors behind it to drive interconnectivity on a daily basis.If the building is typically more than 15 to 20 years old you are not landing a national tenant for it.
