I would suggest getting subs into the project to bid sooner rather than later, you can always bring them back to make edits to the bid and this allows you to get multiple bids from multiple subs for each individual job spec to get the best price or terms.

So, I would recommend getting in the game sooner than later and just understand that at 3.5% down in a house hacking situation, Austin just might be the best place to invest and the best for an exit strategy.
