I have the scope of work which totals around 80k, possibly more because I just found there is a water leak in the main line 😢I was wondering if I can fix the other units (total work ~20k-25k) and sell with the last unit still distressed. 

The kitchen features a gas stove with a high BTU cooktop (140,000 BTU when all 5 burners are in use).

If this was real life I'd be prepared for "as-is", full of junk, leaking roofs, or a bigger SOW.

Other considerations things to look at include; are any utilities common (like paying for a boiler for all 4 units instead of individual furnaces), how does access/common areas work, do the tenants all have access to laundry, are there any common area utilities (light common area lights, electric or gas for laundry) that would stay in the owner name.  

I will split the gas and electric onto its own meters. 

In today's market conditions, buyers are fewer, federal and state tax credits are gone, and buyer confidence is low (in large part to the high gas prices and the poor job market).

We have a 3-story apartment building and are having major water (rain) intrusion issues along the back wall of the building. Does anyone have a recommendation for a stucco inspector and/or stucco replacement contracto...

Others will use the local gas station bathroom and shower at the gym.

He's already put a tarp over the leaking roof -- exactly what I planned to do, except I would have done it in brown instead of totally obvious blue).  

Subsequently, we discovered multiple leaks in the roof, resulting in water damage, including mold growth in our closet.
