Financing:- CMHC has a multifamily specific program right now where the debt can be amortized over something crazy like 50yrs (others who do multifamily as their bread and butter will know the specifics). - cap rates for multifamily seem to be in that 5-5.5 range currently as far as I can tell, which has come off a bit since the peak on 2022, but are still lower than other asset classes.

I personally would try to get a family member to manage it if that's an option.You can get conventional financing as a business owner if you go with a non-QM or bank statement program.

I'm more experienced as have been in multiple RE sales (with agents and directly with owners too) over my life and been an LTR owner for 15 years and just want to do STR at this point, but if this program is legit then I would be the one searching for houses while he did the calls.

Gino Thanks Gino, Hi Matthew, without being able to do separate deeds, the 12 plex would likely be the most cost efficient but you will also need to consider the layout of the overall property, where as two 6 plexes may lay out better and more functional, and therefore attract a higher rent and desirability.
