With some of your concerns I'm wondering if they are a good fit for you and if you're feeling comfortable, or if self-managing would be a better option.

If doing a percentage, they can be a minority partner with an equity split agreement.If you are using them to fund the downpayment, you'd want to make sure you fit within the lending guidelines.

First off, congrats on selling your first house and having $150k to invest—that’s a huge milestone!

Don't try to sell them, you're trying to make sure they're the right fit.

Be sure to talk with a few different folks to get an idea of what fits!

Go visit all the other new/newer buildings around there to see what amenities they offer like dog washes/automation/business centers/fitness centers/package lockers/etc and compare the rents.   

Its a tight market for sure but theres many good opportunities on a daily basis, hopefully you found something that fits your buying criteria in the time frame that this was posted.
