I’m with you on the fact that an increase of $15-$25 shouldn’t lead to vacancy, if anything it will expose any tenants that are having issues with the current rent.

I am not sure what someone on a forum could tell you short of reviewing your contract and providing legal advice, which if they did and they are not an attorney they could expose themselves to practicing law without a license, lol.

I know that the cashed check would serve as proof that he received it, but I can't ignore the possibility that he will disagree with the deductions and refuse to cash the check, leaving me exposed to a lawsuit for failure to return the deposit timely.What advice can you offer on what my next course of action should be?
