I manage around 400 rentals with 14 years of experience and have never been sued once.

They claim to market on dozens of online channels, and they seem to know the right amenities to feature, have great design, services, experiences etc.

I just stayed in a hotel in Moab and we had an A/C issue and it took two days to resolve and, honestly, that's not that out of line with my normal experience at hotels.I don't know where people dreamed up this idea that all hotels have someone waiting outside your room ready to resolve anything in 5 minutes. 

You get PM experience, lower expenses, you don't live with your parents anymore, etc.. 

But if you only have one rental and you get a bad tenant you are sunk.Read the laws and talk to some mom/pop landlords with decades of experience.

I don't mean to come off as a conspiracy theorist - I'm not saying this is normal; I have no experience with foreclosures, just parlaying the message. 

That might be one suggestion to get your feet wet - invest with a family member who has more experience.

But by the way they perform Matt must over burden them with tasks outside their experience level.
