The hospital expansion is going to bring in a ton of new doctors, nurses, and workers and a few developers are going to cash in on this.West side of the river, good cash flow opps as you still get student renters and families who work in NYC, Albany, and Poughkeepsie.

I would be shocked if you found a better place to invest than the Disney area South of Orlando.. everything is booming, prices are low, crime is low, schools are awesome, Disney is doing expansion on every level, commercial investment is unprecedented here.. if you got the proper tour, I'm sure this area would fit your critera.

As mentioned above, a solid stain looks like paint but stands up better to the expansion and contraction of the wood caused by temp and humidity changes.

While there is a great deal of historical/man-made beauty to be found in this area of the country, few things can match the majestic expanse of the Pacific Coast along CA 1 from Morro Bay north to where it meets back up with US 101 in Mendocino County, some ~500 miles later.

-  Etc...Those aren't things that can be looked up on the Internet, and often require several projects before you truly get a sense of what works and what doesn't work.For example, it took several projects in Milwaukee before I truly understood how buyers viewed foundation issues (much of the city is built on expansive soils), how contractors approached foundation issues, and how much it cost to fix the various different types of foundation issues all my houses there had.In Maryland, it took several projects to before I truly understood lead paint issues (Baltimore has wrestled with lead paint more than most cities), how and when it needed to be remediated, and the most cost-efficient ways to remediate.In Atlanta, it took several projects to learn how to negotiate the various permitting and inspection authorities.
