Now I agree the 4 will cash flow better than one will but I also look at it from risk of 4 properties will have higher maintenance costs and lower priced properties tend not to appreciate as well as a higher value assetI am also in it for long game and managing one is easier than 4

I strongly agree with Nathan but wanted to add that residential RE, even with the use of a PM, is not passive.  

It simply means that you agree to let them perform a 1031 exchange which starts with the sale - not that you have to help them finish. 

@Dennis Bragg I especially agree with you that "thinking about older buildings.. some folks underestimate how well older properties can hold up".

Most people tend to agree having more money vs less equates to "better problems" but there is a cliff where that doesn't matter very much anymore.

I'm just curious why, if the property is worth around $180,000 she would agree to $90,000?

I mostly agree with Huong, but in specific cases, a small negative cash flow is not the end of the world.

I agree– it’s easy to get stuck in the watching phase (guilty of this too!
