Then start finding properties and I would encourage you to lean towards finding less riskier versions of that strategy at first and get your feet wet, and after you gain some experience you can start evaluating different options and offshoots.

It is great to know the strategies and the ways to evaluate a deal but if you do not Know the Market fully and deeply you don't know what numbers to plug in the formulas to evaluate a deal.

Hi Cindy - It depends and difficult to provide detailed answer without evaluation of specific situation as SE tax hinges on whether your income is classified as active or passive.

Buy properties (in the path of progress) that need TLC and add value (rehab, raise rents, reduce costs, increase NOI).

After 5 years and very little progress on the ADU valuations I suspect the ADUs simply do not have a value equal to the small unit, small count cost and never will.
