Any brokerage will hire a new agent so just do your due diligence on what kind of brokerage you want to work for and once you get there, there will be opportunities if you focus on meeting other agents in your office and showing up for brokerage training in the beginning.

When we have a resident provide us fake or insufficient evidence of an ESA, we never explain why because we do not want to train them how to get evidence that looks legit.

The profit should be split based upon whatever agreement the two of you come up with.It would be unfair for you to put in the majority of sweat equity as well as the training involved to have a 50% profit split.

I think for you to invest in real estate it will be better to finish up the fellowship first b/c I know how grueling medical training is and I do not think you will want to spend your " golden weekends" getting on a plane to go look at properties.
