I would encourage you to also have an attorney prepare Application Terms & Conditions. 

If I could not find one on a property, I would note that as a safety concern and would highly encourage adding one for the safety of the home owners.

I encourage you to do a Google search/competitive analysis to learn what others charge LOCALLY (commission and fees) before you make a decision. 25% is extremely high for the Orlando market.

I would encourage you to find a real estate attorney who specializes as a landlord attorney and especially property management.

@Duy Xuan Do, your logic makes sense on the house hacking front, but I would really encourage you to explore other types of rental strategies, such as mid term renting or rent by the room.
