I have never used my BBA except for a nice looking wall hanger above my desk :)  Given your situation I would utilize your va benefits and take your time in getting your degree but put more emphasis on your license. 

The plan is usually tailored to the intended reader and emphasis is placed on the purpose, a lender, a civic group proposal, to a municipal office for a project, to investors or partners.

Just place an emphasis on getting high quality tenants. 2020 my collection rate was higher than ever because I get high quality tenants. 

It also seems like filing as a benefit corporation may make more sense for large organizations, particularly those where the CEO would need to put greater emphasis on looking out for employees and the community instead of being primarily driven by stock prices/performance.

@Andrew Casal Nancy's post reminded me that the Section 8 inspectors do tend to place a disproportionate amount of effort/emphasis on appliances.

I like scenarios 1 & 3 best, while scenario 2 is appealing because it might get you to where you want to faster, I put a heavy emphasis on having fun along the way. 

Hey guys, I've been trying to explore more into the commercial side of Real estate (with an emphasis on storage units) and I have noticed that there are far fewer resources to learn about the commercial side vs residential when it comes to books, podcasts, etc.

[Btw, I don't recommend anyone borrowing more than 75% against their primary, even if some Lenders will loan 90-100% of their appraisal].If you buy good enough bargains, you can go on to use your equity in each subsequent investment property to do "BRRRR", with the emphasis on Repeat.
