I would probably focus on three things. 1) filling the vacancy for as close to the old rent as possible (to help with refinancing or selling 2) refinance it and talk to a few different banks/brokers. 3) If all else fails, list it and 1031 into another project.

If PPR gave a percentage of its profit (which is likely very high or else they couldn't pay 12% year in year out) then their fund might be worth a second look.The fund PPR I was in sent out their first round of notes to buy and they were all in the rust belt, with VERY questionable collateral values and most under $50k.

Always better to have the permit closed out (not open) and available for a new buyer to see.....not having work inspected just makes everyone nervous and wondering why, and what else you might have skimped on....

I think he ended up spending 30-40k for the fire suppression system, windows, and whatever else the city required... and I'm not even sure this is possible anymore, since I think Union City's program is not going on anymore, and, in general, they require showing off-street parking.I'm uncertain if the economics will make sense for you, although I'm not sure what JC may require or how your basement looks now.

As I'm sure most of you know, a long-term rental is simple since the only recurring expense I own is the mortgage, whereas with a STR I'll own the mortgage, internet, utilities, furnishings, cleaning fees, etc. which just makes my projections a bit foggier.I'm looking for feedback on the below expenses and wondering what else I should be thinking about, that I don't currently have listed.
