Other ideas that have captured my attention are finding a 4 bed/1.5 bath house that has room to add a stand up shower to make it a proper 4/2. 

I don't think a mean and median would really be that helpful unless you were classifying them separately into A, B, C, and D areas, as well as similar beds and baths.

I tried to look for any info on the Berkeley Assessor's website but couldn't pull any bed/bath info for the house.Let me know what you think?

If the property is in a rough part and only rents for 1000 and is harder to manage than a rental that's double that and it's percentage based they gave to be compensated fir the extra work. 

For a duplex, you'd likely need to double the estimate if the units are identical.

Also a lot of side by side duplexes that are locally called "double blocks".
