Four months into a new lease I have been there three times already. Not a big deal, its usually on the trap arm and not in the main line.I have to go measure the window dimensions for hurricane panels and replace the ac filter anyways. The wife was home.I tested the drains, the left side with the garbage disposer backed up, the right side drain has no issue.

If you hire someone to do your landscape - mowing the lawn, prune trees etc... on a monthly basis, you might want to drop by once every 2-3 months to make sure the lawn maintenance work is satisfactory.I suggest you personally go change the air conditioning filter every 30-45 days. These two combined should give you a good excuse to stop in to inspect your property without them feeling like you are watching them.Add to that the occasional need to go pick up mail (in case not everything is forwarded or changed), as well as actual repair work...you have plenty of opportunity to go inside without any specifically scheduled "inspections".I tell all my tenants up front I will come by every month to change AC filters, bleach the condensate line, throw some ice and lemon peels into the disposer.

If it's something dumb they've done (like a fork down the disposal) I tell them they need to be more careful. 9/10 they are sufficiently embarrassed.

.- the HVAC guy, who I count on to fix my tenants' furnaces and A/C the day they go out, and has very reasonable pricing- my plumber, who has unclogged many a drain, changed hot water heaters post haste, and changed garbage disposals and faucets when needed, so I don't have to.- my painter/drywall guy/cleaner husband/wife team, who charge me the same whether it takes 1, 2, or 3 coats of paint to cover the nasty colors a former landlord allowed- the floor refinishing guy, who has done a good job on 8 or 9 floors this year.

Ultimately, my goal is to flip, but having modest cash at my disposal I am focused on wholesaling to start.
