Primarily stuff like painting, flooring, demo, and some cabinets, but I’ve also done some drywall (hated it) and am about to do some subfloor work.

The Demo# don't tell me how the tenant/buyers feel about those numbers.The numbers with $ in front do. 

Purchase price: $155,000 Cash invested: $220,000 Purchased this distressed home right outside of University of Delaware and renovated the entire property: new roof, new windows, new siding, filled in an in ground pool, demoed flooded basement and added 4th bedroom, converted half bath to full, refinished kitchen, refinished hardwood flooring, installed LVF throughout home, new plumbing, new electrical, etc.

It doesn't seem like a sledgehammer will do much but damage the surrounding walls from the vibration in this case.Let me know what you guys think would be the best way to demo this bathroom.

@Tammie Spikes  price seems good BUT i would not demo the house and build another one.

Finished the cleaning 95% today , I have about 18 hours into it including demo of cabinets .

I demoed all the popcorn ceilings installed recessed lights.

Foundation work is best done right after demo when the house has the least weight on it.
