Sent out the amended documents in March, got proofs of service in April, and got on the court docket for late June.In June, I recieved a default judgment against the 3 defendants who didn't give a hoot about the property and never responded. 

They can hold the lot as collateral and they would get to keep the deposit too if the owner defaults.

They hold it via stock because the likely found the company, so it's really holding it via equity by default.

Yesterday, I got a default judgment on a 2-count eviction (for nonpayment AND for a confrontation with the property manager involving the police).

I was by default going to set up a Florida based LLC with my partner.This is a buy and hold, rental income property.How would you go about setting up an entity out of state?

Not sure what your goal is but before you start messing with homeowners in default (regardless of what stage), you might want to read up on the foreclosure laws in the state you are trying to do business in.

If anyone defaults or charges back on any of these platforms I will immediately start eviction proceedings.

In texas you can foreclose on a defaulted borrower in 90 days.

All good, no problems until the loan went into default.
