Never understood the catch to places like new western, you can literally only wholesale and make a small cut from every deal.

@Terrance Doyle @Susie Lowe Im from a small town close to Des Moines and to have been looking at the west edge of Moines and small surrounding towns for small multi family and would love to get to know more. 

Most do survive the cuts and make it to the sale.  

Is it so bad/risky to look beyond the interest rates in and of themselves and to try to cut down on the overall interest owed over the lifetime of the loan/line in this way? 

This will give us a edge as the goal is to have a waitlist of students in hand as we build so we can cater directly to the demand.Our solution is to rapidly develop housing through modular 2-4 unit apartments, which are as or more competitive then any other form of LTR I've underwritten.

I currently have a very stable software engineer position and eventually hope to cut back hours or become a contractor that works 20 hours per week once I am able to hit some of my financial goals.The ADU seems like a potential way to keep my mortgage expenses down since I would just pay for it up front with the sell of the property.

If rate cuts come severe, and we continue to see CRE price below a 15-20 year level then doing diligence on a manager of the syndication may actually be the best deal on the market.

(It is due to a tree that the city grew and will need to be cut down immediately to remediate the problem). (12k for the replacement of pipes and ~5 kfor tree)
