@Andrea Chacon this could be a huge problem down the road when you try and refinance.

They rant about how they have to do a background check but other tenant has other occupying people there.we also have a a small road that leads up to the properties.

However, I did notice that their criminal reports occasionally miss information.  

I prefer this more than development deals because those only make money at the exit which is many years down the road.

The con of this though is that the monthly payment is much higher, thus reducing my cash flow significantly (if anything).Since I am somewhat new to real estate, I know there are more variables to consider like appreciation, or refinancing or HELOC down the road.

I also used to ask more about criminal history, before that became protected.

These are not sophisticated scams executed by criminal masterminds.

Talk to an attorney and accountant when you're at that fork in the road. 

That said, I know a few MHP operators that make some pretty tremendous money on the trailers, mostly by renting to people who need to pay in cash and have someone not ask a lot of questions - illegal/undocumented immigrants, transients, probably some criminals for sure, sometimes people (mostly women) hiding from domestic abusers, etc.

What is your plan/goal - 1 year to 50 years down the road (yep be that deliberate if you can to be that efficient in all things at all times).
