Don't fluff it and make sure you know someone with MLS access to make sure it's correct.

I have to expect we're in for a correction sooner or later given how long it's had a bull run (other than covid and the brief really shallow "recession" we had in 2022).But its returns will almost certainly be better than 6.5% over the long haul.

I was concerned that there would be substantial erosion of the yard and here we are three years later and it looks like I was correct to be concerned.

Otherwise a total waste of time and money.Likewise entities, "building my team", "setting everything up correctly" and all that other fluff that benefits only people who set it up for you.
