I recommend documenting everything with the damage through photos, videos, etc. before cleaning up. 

Booked every night for a month, doesn't even cover the mortgage, let alone the cleaning fees and maintenance of the pool, etc. and if you have a property manager, you have to be cashflow negative. 

The tenants only have to pay electric and they get parking, and a garage while I cover water, sewer, trash, and gas. 

Probably another $100-$200 for cleaning unless you plan to do it. 

I have some cleaning and repairs that need to be done in the empty unit along with the common area. 

You're so lucky the propane tank wasn't closer...or the electrical lines...or the tree.

It's been a struggle.I'm definitely not giving up on real estate investing and just need to clean house for a better result.

Most loan packages include something you sign that says that you will cooperate with them to correct any technical errors like this and I believe it also includes the ability for them to sign for you if you don't but obviously they prefer to have clean paperwork where you have signed it. 

The cost of living and cost of replacing are getting harder with more extreme events.Cost of electricity and cost + availability of water will also start to play even larger roles than they do today, especially in hotter states.
