You also have the option of only owning the real estate or the business as well.I can’t think of a more fulfilling and pride of ownership opportunity in real estate than owning really incredible homes providing better care than big box facilities.

As far as the bank goes they do not care what happens after the note is bought.

But understand that I was a new investor and trusted them in taking care on a lot of these things because I knew my due diligence might be faulty because of my lack of experience.so I completely disagree to your points here on siding with them  I don’t agree with you, I could have just gone on redfin and bought a turnkey or asked an agent in Akron area to help me get one. 

So if we had not been proactive on this, there is a good chance Chase never would have noticed or cared about it.

Some of my Scottsdale connections who specialize in land deals have been whispering about how a few smaller outfits in Casper.. from what I’ve heard, outfits tucked behind older storefronts, have been matching buyers with off-market parcels that never even hit the usual channels.If you line up your financing carefully (no legal or tax advice here, just speaking from experience), you can sometimes lock in a deal that ages nicely over tthe years.

You'd be surprised how often a deal can happen using this strategy but it is also important to run the numbers and make sure your COC return, etc are in line with your expectations.Probably the lowest risk is partnering because a seasoned investor will verify the deal (hence their participation) and likely take care of the initial money required.

I'd consider this if you are there.A lot of places have source of income discrimination laws which is fair so be careful with that.   

Always pay on time, take care of their units as if they were their own, etc.

Just be careful as not everyone on sites other than FF are working professionals.
