Even "stupid" investors aren't going pay too much higher than the typical cap rate unless they're seeing some way to boost the current income so they can boost the NOI and thus, the value, even with the same cap rate factor.But if you're thinking that the market has a cap rate of 6 there and you're wondering whether some idiot is going to come along a pay a cap rate of 3, then I wouldn't hold my breath if I were you.

Either the operating costs are so high that it cannot make money in its current state (i.e. no insulation, old & inefficient heating system), there is a physical problem with the property, or another issue with title, etc.I would not be in any manner of a hurry to raise my offer as you will need every dime to breath new life into the old building if you do purchase it.

Hate breathing in that stuff.Spent $700 replacing broken windows only to replace all of them.Trying to salvage trim then buying all new after spending lots of time cleaning and painting it with worker cutting and fitting it.Personally need lots of margin to cushion my screw ups.
