I'm looking at MFHs in a fairly competitive market and am seeing a few interesting listings from the early fall/summer and am wondering if I should dig deeper on them or just focus on reacting quickly to newer listings.

I know of folks who have LTRs near bodies of water (Mystic, Goshen etc) and I’ve looked into it but not nearly enough to provide any sort of advice.

Above everything I have already stated, it's also home to The Ohio state university, headquarters for L-brands (Bath and Body Works, victoria secret, and Pink), White castle, Wendys, and the new Chipotle headquarters is being finished up downtown.  

If they don’t respond or react quick enough in this market, how do I know that they can secure what I want when time is of the essence?

I don’t think ANYONE read the title of your post or even the body of it. 

It’s good advice but not practical as then no body needs any insurance.

As we shared in our earlier comment, there is a substantial body of work--from think tanks, academics, non-profits and journalists--that speaks to this matter. 

If a consultant found out that we werent referring them, how do you think they would react?

Poor people have low value (to worthless) things, and things that are not are financed.Written into a lease or not, I still think (Trying) to take something of value from these people will result in a physical fight or a gun being pulled.Texas is a hard to collect state, but turning a smoke stained 11 year old big screen into $100 at the pawn shop hardly seems worth the drama/effort/personal risk.Some people will kill each other over McDonalds Chicken nuggets being out of stock--you never know how people will react to this.

Does any body have recommendations for appliances where to get them for a flip, obviously want it to look modern and good for new buyers however is Lowe’s and Home Depot my only options or is there other places I should be looking?
