(If curious, my residential real estate investor clients from 10 years ago [you can find my 10 year old bigger pockets dot com posts :], at the time buying up 2-4 unit properties, a lot of them are now done with the 'human' tenants and want to 1031 into something that is ACTUALLY passive, so yes Starbucks comes up, thus I watch it).In my case I zoomed all the way into a specific brand (which then allows me to make very sweeping generalizations across an entire state -- but still not the entire country), I'm not suggesting you do that, but SOME of the variables need to be narrowed down, before you can gain any useful insights.

Hello and good morning bigger pockets fam, I am seeking guidance and thoughts into starting out in real estate.

I have reached out to a few agents that I found via Bigger Pockets and am waiting to hear back.

I analyzed over 20 markets and picked three so there are a lots of markets to choose from.Start networking on bigger pockets as well as attend local meetups and REIs to find referrals for GC, PM, broker, TKP, lender, property inspector etc.

I would base your answer on buying the bigger one (within reason) that will fit in your space that fits your budget.

@Charlie Martin Buying under an LLC offers liability protection and separates business finances, but it can complicate financing with higher rates and stricter terms, and lenders may still require a personal guarantee, impacting your DTI.For your first property, consider purchasing in your personal name for better loan terms and transferring it to an LLC later if needed, while using strong umbrella insurance to mitigate risk.

If you are really worried about liability, get a bunch of insurance policies like an extra umbrella or beefed-up property insurance.
