I am currently in SWFL and as some may know a lot of properties are getting bid up, some with as many as 50 or so bids on one property.I came across a wholesaler who is buying properties at the auctions steps and then has a set fee that he takes for the property.

Some of our cheapest go to contractors have given us outrageous prices that we wouldn’t have thought twice about if we hadn’t gotten multiple estimates and then realized the second and third bids were sometimes $10,000 or more cheaper.

If I bid and win on one of these auctions and there is no other foreclosure pending, do I get Title to the property and then negotiate with the lender to assume the existing mortgage?

Although I plan on having a title company run a title search and run and O&E report on any property I plan to bid on, I've still spent a lot of time understanding the typical foreclosure property due diligence- looking up the owner and property details on the PA site, looking up the various public records, liens, etc. and trying to understand the chain of title as much as possible.
