Just my opinion based on having dealt with dozens of them.Your lease should include a list of common maintenance issues that a renter is responsible for: changing light bulbs, resetting breakers, plunging a toilet, testing smoke detectors and changing batteries, etc.

Of course, there are other openers for sale — electric countertop versions, battery-operated ones that can fit into a drawer — but as reviews show, they all come with their own set of drawbacks: dropping cans onto the counter, using more battery power than expected, just not working, and impossible to fix yourself.

Right now since it is outside of the LLC, it is protected.Also on my tax returns, is it kosher for me to treat it as rental property and then charge rent to my small business and then claim the rent as part of my small business P&L?
