I think we've made more money realigning homes in ways that make sense than by just putting new kitchens and bathrooms.

After the space is dry, they explained that part of the floor in the bathroom will need to be replaced.

Try looking into zillow/Redfin and see what your potential rents you can get near the neighborhood by filtering the bedrooms/bathrooms of the intentional property that you are planning to buy.

New mechanicals (HVAC, electric, plumbing), kitchen, bathroom, adding a 1/2 bath in basement or 1st floor, new drywall, floors, paint, etc.

Repair in damage likely did not increase the value of the home, this generally only happens through upgrades like adding finished square footage or major remodels of kitchens/bathrooms etc.

So, make sure you include all the essentials in the kitchen, laundry, bathroom, and of course amenities.

Have not had a 'issue' selling in the past five years..I would say the additional development cost of an extra bedroom/bathroom are probably well worth it in the long run..Good luck. 

Single family home, 1250 sqft, 2 bedrooms, 1.5 bathrooms, plus a 2 car garage.

If you property is functionally obsolete like only has 1 bathroom, adding a bathroom would likely pencil out.  

You'll get lots of bids from different cleaners once you post an offer with your house details (size, number of bedrooms, bathrooms, location, etc).
