No, you’re missing the fact that when you buy a house fully furnished you can roll in the cost of the furniture into the purchase price and get it all financed on a 30-year mortgage (depending on appraisal price of the home, YMMV).

I put around $260,000 into it and it should appraise for $325,000.

All of these has 30+ days to close, all appraisals and title was done early in the process.  

The market rents on other hand are $1150 as is (this per the appraisal).

They need to keep the values up for the appraisals on their future sales.

The buyer wants to pay or assume my mortgage, pay 165K and the place is listed as 161K appraised.
