I can essentially serve as a property manager: tending to the house (cleaning, maintenance, etc), working and coordinating with any affiliated contractors, and I can even perform rent-roll, T-12, or DCF financial analysis for you on the property, or look for other properties as well.

I would never go with a national lender suggested by a turnkey company; reason being they most likely have higher rates because they are being fed leads by turnkey companies and need to pay for those affiliate deals.Rates change daily so if you're shopping for quotes ask for the same rate with the same down payment on the same day from multiple people to ensure apples to apples comparison. 

If I was backed into a corner and I had to join one program/mentorship, I'd focus on joining a mastermind based on who's affiliated with the group and the value they provide.
