I'm just curious how this works because I advertise my MTRs on FF only.

I advertised my first vacancy on Craigslist, which is also where I may have (memory on this is rusty) found my second property, ~two months after buying my first.It took me a few years after starting to invest locally (as a landlord) to meet someone who had been doing that for longer and in multiple markets.

Advertising 1-2 br apts "Starting at under $2k".Ideally, I'm looking to rent to NYC commuters/professionals who are priced out of JC/Hoboken or just want a little more space for their $...  

(e.g. condition, location, size)2) The marketing / sales procedures are inadequate (e.g. no advertising, unresponsive manager)3) The asking rent is too highThe reasons a house won't sell quickly are similar.  

I hate to use BP as advertising but I want to say that we are an exceptionally transparent company.  

If they have friendly regulations, it typically means the area has something that would attract tourism of some sort, but that may not always be the case.

For instance, the Poconos have remained a popular option because of its year-round tourism draw, with skiing and lodging in the winter, hiking in the fall, and camping around lakes in the summer.As others have said, going into markets with one draw is risky.

I have a property that is a 2/1 and can comfortably sleep 4, but because of city guidelines I can only advertise a 3 Max Occ.

I haven't done that because , I don't want to make people think I advertise non-existing deals, but he says he did it and it worked for him.
