@Jack Mi: my first impression is anyone that is buying a deal at a 4.5% going-in cap rate with 7% interest rate is anything by conservative.Now, there are so many details missing that it is impossible to give any true thoughts.The things I like:No up front fees, so less motivation to simply transact10% Co-invest is pretty good80/20 (assuming there is no second hurdle) is fairly good.Things that give me pause, based on what is actually presented:Going-in cap rate is very slim.  

Owner just needs 45 days to move out, is motivated to become a tenant if buyer prefers to not renovate until next year. 2nd floor tenants are on a month to month lease for $550.

Down Payment - 30% to 35%ROI – 3.5% to 4.0%COC - 5.0% to 5.5%ROE – 22% to 29% (ADU the garages)The higher ROI & COC are from Section 8.The ROI and COC are not motivating but the potential ROE with the upsize in ADU was the reason for me to jump in.

Repeat.The only other guidance I would offer is investing a portion of the $80k into a coach who has already achieved what you are looking to achieve.
