Sometimes you will not talk to the BK attorney but their paralegal etc.You have to be careful of shifting of assets I believe within 6 months of filing or the trustee for the court will not like it and you could be accused of trying to defraud creditors.

Graham Mink  there's no such thing as easy money in this business.Your screening criteria needs to focus on ability to pay (you have that answer), rental history, financial responsibility, and any character criteria you have that's unrelated to protected classes.The less you know about the person's medical condition, the less likely you will be accused of disqualifying them for that reason.

You are not accusing anyone of over usage, and nobody wants to have a rent increase, so each unit with tenants will either watch their usage and nip it in the bud, or will still do it and you will increase the rents.  

Here, it takes skill...CA guys ganged up on me, accusing me of being jealous and completely missing the underlying point, which brings us to this thread.

Whenever these discussions come up on BP, I hate it when people on both sides accuse the other of being wrong.

He got defensive and accused me of not trusting him, he is a good person just trying to help etc.

Both he and the property manager were found innocent of the accusations, but it still cost him a lot of money and he was so frustrated that he sold the property and pulled his money out of the state.
