So many uneducated people taking advantage of distressed sellers situations and ruining people lives Not saying a license stops this but I believe it’s a step in the right direction and will weed out the the get rich quick YouTube educated no money of their own can’t run a CMA fools I see on a daily basis send utter garbage out

I'm currently 23 and I'm passionate about the entertainment industry, especially music, and real estate investing! 

Some of us cashed/tapped out in '22 and found a chair before the music stopped. 

I can tell you I am often cautioning new investors to the incredible risks they are taking and try to help them understand it is not all as rosy as those seling courses or you tube videos claim.A lot of people have made money in the last several years not because they are smart but because they were the beneficiary of an unprecedented increase in prices and rents. 

All of the 20 somethings in our market think he’s the best thing since sliced bread, but they don’t know any successful investors off YouTube.

They can fill knowledge gaps, manage risks, and provide valuable insights that YouTube and books might miss.

Between Linkedin, FB, Youtube, Instagram, etc....you should find something, though.

I have my theories and if you follow me on YouTube you know my take on it why this is happening, but I'd like to get my logic checked and hear some other people chime in: why do you think this is happening?
