However, it occurred to me that once you reach a certain number of properties then the standard amounts don't apply. ( 3-10% vacancy, 5-15% repairs Etc ) For instance if we own 10 properties then the chances that all of them will be vacant at the same time would be slim.

The two out buildings had one that would remain unchanged the other was a easy to see value add.The most extreme and creative value add I ever saw occurred in Germany (near Kalkar).

I have not personally experienced this but I have heard stories where leaks occurred in the unit above and trickled down to their unit causing issues the owners just couldn't avoid.I'm not saying its a good or bad investment.

One of which is a 5 unit apartment building that I'm interested in.Buying any decently priced real estate in my area is a rare occurance to begin with, and finding even a duplex for sale is a once every 5 years thing.

I think the biggest hurdle in transporting the houses are the permits required and that the transportation has to occur during certain hours late evening early morning only.
