Bad idea.It is common for new tenants to ask for an change to the move in date ahead of the start of a lease.

I’ve seen it plenty of times over the years, and I’d say you’re already ahead of the game for thinking through this strategically.

Focus on the accuracy of the CAP and if 6.125 works for you then plow ahead. 

That alone puts you ahead of a lot of people.

My main strategy that I will be focusing on is fix n flip but also open to any opportunity that is presented.Big things are ahead! 

Also go ahead and ask further questions based on their responses when it seems appropriate.

Hello Folks, I am fairly new to RE Investing , Currently own one SFR in memphis area and looking to explore some new areas.I recently got a job for a Michigan based company so exploring this as I may visit there every 6 months or so !
