Lumber availability, Shingle, stone, insulation, these are materials shipped in from other countries and states and the costs between states aren't going to be that significant especially when dealing with national suppliers.

You can pay for the material directly --pay the supplier for the material, then subtract it from the contract as you go through that part of the build.

from the supplier I'm in contact with now, I'm getting the same cabinets for a little less than half the price as far competitors around here.  

Fba is difficult but its all about analyzing products by sales history and also finding a good supplier or where to source from. 

Now I found a local supplier and that's what we use a lot now.

But again, I"m not there to go to the stone suppliers and pick that kind of thing out.
