As long as you have repaired everything in a timely manner and you are not a slum lord, call their bluff.

As you mentioned, you can say great we are not going to put an offer in to call their bluff and if they do have the open house, you still have ability to put that offer back on the table.

LL flooring has a decent product, they call it RVP.I just used their "Rivers Edge Oak" it looks like real hardwood for a fraction of the price and is easy to install.

I have heard good things about Live Oak Bank in Wilmington, NC.
