A key part it seems your missing is the underlying fundamental foundation of a HOA, which makes no sense to say "buying" a HOA, there is no "thing" to buy, a HOA is not a thing, it is a organization.

With only 9 months should have been easy to get the one before--you may want to add that to your criteria (2 landlords) if the rent is under a certain term.I would actually agree that an arrest vs. a conviction is fundamentally different and not to be unjustly discriminated against but it should serve as a starting point for more careful due diligence.And even at this, one of the criminal complaints was "substantiated"  amid a "laundry list" of accusations.

I think so long as people are buying based on positive cash flow and fundamentals we are still ok, even if it doesn't make the 1% rule.
