Thanks for the reply Jason.I thought in regards to unpermitted ADUs the main problem would only be not getting value for them and as long as the permitted structure the main house appraise to value I should be fine getting a loan.

I think most of these replies are correct, but it really boils down to one thing: unrealistic expectations of what is possible/likely.
