hello, I have just bought a property that needs a) fumigation (section 1), b) landscape grading to improve drainage, c) crawspace/foundation work to repair some piers and fix sump pump, and d) minor interior remodel and retrofit window. 

We are converting our house into a rental property and there is an interior security camera (part of a NEST system) in the main living area Is there any reason I have to remove it when tenants occupy the property?

I love diy and interior design and I would love to own a business, so it makes sense that this would be the career for me.

I believe market can support ARV of 385k now if the interior is up to par with modern standards and exterior looks clean. 

Just say that your insurance carrier wants you to do a safety inspection and to provide updated pics of the interior since it's been a few years. 

At least 5 interior doors have holes, drywall is marred and dented in places, some trim removed and broken, closet doors broken along with broken light fixtures etc. 

The interior and landscaping are dated and could be updated to increase the home's value to the neighborhood median (close to $600k).Here are my ideas:1) move him into an apartment/condo2) buy the house as a purchase option3) renovate the home4) Sell the home5) buy a multifamily property in partnership with the father in law with the all the equity generated from selling his house.

Many time you will never be allowed to inspect the interior of these properties so you will have no accurate way of determining overall costs.

New siding and windows and painting exterior and interior (trying to decide on replacing carpet or removing the carpet for a renter friendly idea), fencing replacing broken garage door and some landscaping. quite alot of hours and Im doing all the work myself which is adding up.

. — It’s looking like I will end up with about $15k out of pocket for a total of $30k rehab.This includes new appliances, adding central HVAC, flooring, new cabinets/counters, Interior and exterior paInt, foundatIon levelIng, etc.
